A property owner with a compelling reason to sell below market value quickly.
Definition
A motivated seller is a property owner whose circumstances create pressure to sell quickly, typically below market value. Common motivations: inherited property (probate), divorce, job relocation, health issues, financial distress (pre-foreclosure, tax liens), tired landlord exhaustion, or vacant/code-violation properties they can't afford to rehab. Finding motivated sellers is the core skill of wholesale real estate.
