How do I join the buyers list?

Is there a fee to join?
No, joining the Impact House Deals buyers list is completely free. There are no membership fees, subscription charges, or hidden costs. You only pay when you choose to close on a deal.
What areas do you cover?
We primarily focus on Baltimore County and Baltimore City, but we also source deals in surrounding counties including Anne Arundel, Harford, Howard, and Carroll counties. If you're looking for deals in a specific area, let us know and we'll match you with the right opportunities.
How often do you send deals?
We typically send multiple deals per week, though the volume depends on current inventory. Hot markets may see daily deal blasts, while slower periods may average two to three per week. Being on the buyers list ensures you see every deal as soon as it's available.
What information is included with each deal?
Every deal comes with property photos, the full address, our estimated After Repair Value (ARV), a detailed repair estimate, comparable sales data, and a recommended exit strategy. We provide everything you need to evaluate the deal quickly and make an informed decision.
What is ARV?
ARV stands for After Repair Value. It's the estimated market value of the property after all renovations and repairs are completed. We calculate ARV using recent comparable sales in the area, giving you a realistic picture of what the property could be worth once it's fully rehabbed.
How do I submit an offer?
When you see a deal you like, simply reply to the deal alert email or call our dispositions team directly at (410) 824-1687. We'll walk you through the process, answer any questions, and help you submit your offer quickly — speed matters in wholesale.
Do I need proof of funds?
Yes, we require proof of funds for serious offers. This can be a bank statement, a letter from your hard money lender, or documentation from your private lending source. Having proof of funds ready helps us prioritize your offer and speeds up the closing process.
Can I visit properties before buying?
Yes, most of our properties are available for viewing. Many are on lockbox, which means we can arrange access quickly. We recommend scheduling a walkthrough before submitting your final offer so you can verify the condition and scope of repairs firsthand.
What types of properties do you have?
We deal in a variety of property types including single-family homes, townhomes, multi-family properties, and occasionally vacant land. Our inventory ranges from light cosmetic rehabs to full gut renovations, so there's something for every level of investor.
Do you offer seller financing?
Some of our deals do come with seller financing options, but it varies deal by deal. When seller financing is available, we'll note it in the deal alert. If creative financing is important to your strategy, let us know and we'll flag those opportunities for you.
How quickly do deals sell?
